Hospitality

Run the building like a living system.

A great stay feels effortless. Behind it is a thousand small decisions, each made at exactly the right moment.

The best service is the one a guest never had to ask for.

Effortless is engineered.

Hospitality is logistics wearing a smile. Rooms, staff, energy, demand — all of it shifting hour by hour. The guest should never feel the machinery.

We give operators a real-time picture of the whole property and an agentic layer that handles the routine, so people are free to handle the exceptional.

Agentic Guest Operations

A guest asks at eleven at night, and the answer depends on the board, the policy and who is on duty.

What it does

An AI agent that answers guest requests on the channels the property already uses, reads the live board and the property’s own policy before it replies, and acts inside the property systems. Anything outside its authority, a refund or an exception, goes to the person on duty with the whole thread attached, and the agent follows up until the guest is looked after.

Capabilities

  • Answers on WhatsApp, web chat and voice, at any hour
  • Handles several requests in one conversation, each checked before it is confirmed
  • Hands refunds and exceptions to the duty manager with the whole thread
  • Follows up after a problem is fixed, and asks the guest how the stay was

In use

A hotel on a hillside at dusk, cut open floor by floor, with gold threads of light running from a guest's phone to a suite, the reception desk, a waiting car and the guest's own door.
Scenario 1 · A guest with four requests in one message
A hotel guest on a bed types on a phone under a red haze from the air conditioner; small glowing AI agents send a gold line into the corridor to a technician carrying a toolbox.
Scenario 2 · When the air conditioning fails

In practice

Scenario 1A guest with four requests in one message

  1. 18:20A person · The guest in 314 asks for four things at once: a sea view, a parcel, a car and a late check-out
  2. 18:21The system · Board read: sea-view 508 free from tomorrow; the upgrade priced by the property’s policy
  3. 18:22The system · The parcel flagged for 508; a car booked with the rental partner for Thursday
  4. 18:23The system · Check-out at 14:00 on Friday, the latest the policy allows, confirmed
  5. 18:24The outcome · Four requests settled in one conversation, all written to the booking

Today

A guest asks at eleven at night, and the answer depends on the board, the policy and who is on duty.

With CONCIERGE

18:20 → 18:24 · 4 min

At 18:20 the guest in 314 sends four requests in one message: a sea view for the last two nights, a parcel arriving tomorrow, a car for Thursday and a late check-out on Friday. The agent reads the board, where sea-view 508 is free from tomorrow, prices the upgrade by the property’s policy and moves the stay; housekeeping will carry the luggage across at 11:00. It tells reception the parcel is for 508, books a car with the property’s rental partner for Thursday, delivered to the entrance, and confirms a 14:00 check-out on Friday, the latest the policy allows. Four requests, one conversation, everything written to the booking, and no person had to touch it.

Scenario 2When the air conditioning fails

  1. 15:40A person · Room 207: the air conditioning has stopped, and the guest asks for a refund
  2. 15:41The system · Urgent repair raised; free room service, or a move to suite 412, offered at once
  3. 16:05A person · The duty manager calls about the refund and offers tonight at half rate
  4. 19:00The system · Fixed at 16:20; the agent checks in and sends dessert up with the property’s compliments
  5. Check-outThe outcome · The complaint turned around, and the guest asked how the stay was

At 15:40 the guest in 207 writes that the air conditioning has stopped and asks for a refund. The agent raises an urgent repair, with a technician on the way within twenty minutes, and straight away offers what is within its authority: a free room-service order while the room cools, or a move to suite 412, free tonight on the board. A refund is not the agent’s to give, so the duty manager has the whole thread and calls at 16:05, offering tonight at half rate. The room is fixed at 16:20. At 19:00 the agent checks that the room is comfortable and sends dessert up with the property’s compliments, and at check-out it asks how the stay was and invites a review.

02/ 09ROOMSTATE

Live Property Allocation

Rooms, housekeeping, maintenance and arrivals live in four systems that disagree by mid-morning.

What it does

One allocation engine for rooms, housekeeping, maintenance and arrivals. It holds the whole property as a single state and re-solves it continuously, so every screen in the building shows the same, current board.

Capabilities

  • Rooms, cleans, repairs and arrivals solved as one problem
  • Every change re-solves everything it touches
  • One board that is true at the moment it is looked at

In use

A tall hotel cut open: a thread rises from a guest lingering in a top-floor room to small glowing AI agents in the core, and gold lines reach a housekeeper and a guest checking in.

In practice

  1. 09:40What happened · The 14:00 check-out agreed for 508 reaches the board
  2. 09:40The system · The clean for 508 moves later
  3. 09:41The system · The turn moves, and an arrival moves to 402
  4. 09:41A person · Reception sees the re-solved board
  5. 09:42The outcome · Every screen in the building shows the same, true board

Today

Rooms, housekeeping, maintenance and arrivals live in four systems that disagree by mid-morning.

With ROOMSTATE

09:40 → 09:42 · 2 min

At 09:40 on Friday the 14:00 check-out the agent agreed for 508 reaches the board, and it ripples. The clean for 508 moves later, the attendant’s turn moves with it, and the 15:00 arrival booked into 508 moves to 402, which is already clean. Reception, housekeeping and maintenance see the same re-solved board within a minute, instead of finding the clash at three o’clock. Four systems that used to disagree by mid-morning now show one true board.

Arrival & Departure Dispatch

A conference moves a hundred guests at once, while the airport runs go on around it and flights and ferries do not keep to the plan.

What it does

A dispatch engine for every guest ride. It solves group movements and individual transfers together, against live flight and ferry times, keeps each guest informed inside the thread they already have with the property, and re-plans the whole day when anything moves.

Capabilities

  • Group moves and individual transfers solved as one plan
  • Vehicles reused the moment they are free
  • Assignments made from live flight and ferry data, not the booking
  • Every guest sees their driver’s name and position in their own thread

In use

A plane lands on a seaside island runway at night while small glowing AI agents above a hillside hotel send a gold line to a minibus driving toward a traveller waiting at arrivals.

In practice

  1. 07:00What happened · 86 delegates to the venue for 08:15, and 11 guests to the airport through the morning
  2. 07:01The system · A coach and three minibuses for the delegates, cars for the airport; minibuses reused once free
  3. 17:40What happened · The closing session runs thirty minutes over; the 17:10 flight lands forty minutes late
  4. 17:42A person · The organiser confirms a 19:00 return; the evening re-solves around both
  5. 19:35The outcome · Delegates back for dinner, the late arrivals met, and no vehicle waited for nothing

Today

A conference moves a hundred guests at once, while the airport runs go on around it and flights and ferries do not keep to the plan.

With TRANSFERS

07:00 → 19:35 · 12 h 35 min

A three-day conference brings 86 delegates to the hotel. Each morning they leave together for the venue at 08:15 and return together in the evening, while other guests still need their airport transfers. At 07:00 the day is solved as one plan: a coach and three minibuses for the delegates, cars for the eleven airport runs, and the minibuses reused for late-morning departures as soon as they are back from the venue. At 17:40 two things move at once: the closing session will run thirty minutes over, and the 17:10 flight will land forty minutes late. The organiser confirms a 19:00 return, the evening re-solves around both, a minibus is freed to meet the late flight, and every guest sees their driver’s name and position in the thread they already have with the hotel. This is the operation Starktronix runs across the Aegean today.

04/ 09ROOM READY

Housekeeping Sequencing

Rooms get cleaned in the order of the corridor, not the order the day needs.

What it does

A sequencing system for housekeeping. It orders the day’s rooms by when each is needed, routes every attendant the shortest way that respects that order, and closes rooms on inspection so reception sees ready rooms the moment they turn.

Capabilities

  • Sequence set by arrivals, early check-ins, VIPs and departures
  • Shortest attendant route that respects the sequence
  • Rooms close on inspection and the board turns green one by one

In use

A hotel corridor seen from above leads to reception, where a guest with a suitcase checks in under small glowing AI agents; a gold line guides a housekeeper and her cart to one glowing door.

In practice

  1. 11:05What happened · The guest for 408 checks in early at reception
  2. 11:05The system · The cleaning queue re-ordered: 408 moves to first
  3. 11:06The system · The attendant’s route re-drawn, shortest in the new order
  4. 11:32A person · 408 inspected and closed
  5. 11:33The outcome · The board turns green; reception hands over the key

Today

Rooms get cleaned in the order of the corridor, not the order the day needs.

With ROOM READY

11:05 → 11:33 · 28 min

At 11:05 the guest for 408 checks in early at reception. The cleaning queue re-orders at once, with 408 first, ahead of a VIP due at 13:00, and the attendant’s route is redrawn as the shortest that respects the new order. Nobody phones housekeeping. At 11:32 408 is inspected and closed, the board turns green, and reception hands over the key to a room that is actually ready.

05/ 09UPGRADE

Upgrade Bidding from Real Availability

Upgrades are offered at one price from a rate sheet, so most guests say no, and the best rooms stand empty or go to whoever arrives first.

What it does

An offer engine that invites guests before arrival to bid for upgrades that are actually free on the board. The property sets a minimum for each room; when the bidding closes, the engine awards the rooms to the best bids that clear it, writes them to the bookings and charges only the winners.

Capabilities

  • Only rooms free on the board are ever offered
  • The property sets the minimum bid for each room type
  • Bids ranked and rooms awarded when the bidding closes
  • Only winners charged, straight to the booking

In use

Guests on a seaside hotel terrace at dusk look at glowing phones; blue threads rise to small glowing AI agents, and just three gold lines reach three top-floor rooms whose lamps switch on.

In practice

  1. Tue 09:00A person · The revenue manager sets a minimum bid for the three sea-view rooms free on Friday
  2. Tue 10:00The system · The 42 guests arriving on Friday invited to bid from their phones
  3. Thu 12:00The system · Bidding closes: 17 bids, and the three best that clear the minimum win
  4. Thu 12:01The system · Winners upgraded, charged and written to the booking; the rest charged nothing
  5. FridayThe outcome · Three sea views sold instead of standing empty, and every offer was real

Three sea-view rooms are still free on the board for Friday. On Tuesday morning the revenue manager sets a minimum bid for them, and the 42 guests arriving that day are invited to bid from their phones: each sees the room, the minimum and a bid they can change until Thursday at noon. Seventeen bid. When the bidding closes, the engine ranks the bids, awards the three rooms to the best that clear the minimum, charges the winners and writes the upgrades to their bookings. The others are told kindly and charged nothing, and nothing was offered that was not free on the day.

Reviews & Reputation Under Command

Reviews are answered by whoever has a spare minute, from a template, days late.

What it does

A review desk that gathers reviews from every channel into one queue, drafts each reply from the record of that particular stay, and holds every draft until a person releases it. A review that names a fault becomes a maintenance task.

Capabilities

  • One queue for every review channel
  • Drafts written from the booking, the messages and the service log
  • A person releases every reply; faults become tasks

In use

A hotel manager at reception holds a tablet as blue sparks, one red, drift into small glowing AI agents, whose gold line of light leads upstairs to a technician kneeling at a shower drain.

In practice

  1. Mon 08:00What happened · A review arrives: “shower drain slow in 512”
  2. Mon 08:01The system · The stay read: booking, messages, service log
  3. Mon 08:02The system · A reply drafted from what actually happened
  4. Mon 08:15A person · The duty manager releases the reply
  5. Mon 08:15The outcome · A maintenance task for 512 opens on the same board

Reviews from every channel arrive in one queue. Before it drafts a word, the agent reads the booking, the messages and the service log of that stay, so the reply speaks to what actually happened. A person releases every reply; nothing is published unseen. A review that names a fault raises a maintenance task on the same board the operators already run.

07/ 09RUNNER

Delivery Robots for Corridors & Back of House

Room service, amenities and linen runs eat the hours of the people guests actually want to talk to.

What it does

An autonomous delivery platform for room service, amenities and linen. It navigates the property’s own captured plan, uses the lifts, re-plans around obstacles and returns on its own, on the guidance stack behind Starktronix’s field robots.

Capabilities

  • Navigates the property’s captured floor plan
  • Calls the lift, waits at the door, hands over, returns
  • Re-plans around trolleys and closed corridors

In use

A small delivery robot carrying towels moves down a dark hotel corridor, its gold light path curving around a housekeeping trolley in the way and ending at an open door where a guest waits.

In practice

  1. 21:30What happened · Room service ordered for 312
  2. 21:31The system · The robot dispatched on the captured floor plan
  3. 21:33The system · A trolley blocks the corridor; the path re-plans
  4. 21:35The system · Lift called; the robot waits at 312 for the guest
  5. 21:36The outcome · Delivered and back, and the staff stayed at the desk

Today

Room service, amenities and linen runs eat the hours of the people guests actually want to talk to.

With RUNNER

21:30 → 21:36 · 6 min

At 21:30 room service is ordered for 312. The robot is dispatched on the hotel’s captured floor plan, re-plans around a housekeeping trolley left in the corridor, calls the lift and waits at 312 until the guest opens the door. At 21:36 it is back, and nobody left the desk. It runs on the same guidance stack as Starktronix’s field robots. Staff keep the conversations; the robot keeps the corridors.

Demand-Driven Shifts with a Compliance Trail

The rota is written a week ahead from habit, while the bookings describe a different week.

What it does

A rostering system that builds shifts from the week’s actual demand, arrivals, occupancy, events and transfers, re-solves as the week changes, and records every hour worked to the standard Greece’s Digital Work Card requires.

Capabilities

  • Demand curve built from bookings, events and transfers
  • Shifts and tasks re-solved as the week changes
  • Every hour recorded with a query-ready audit trail

In use

Staff tap a glowing wall reader at a service door beside a crowded hotel terrace wedding at dusk, while small glowing AI agents send gold lines of light guiding waiters to the busiest tables.

In practice

  1. MonWhat happened · The bookings describe a heavier Saturday than the rota
  2. MonThe system · A demand curve built from arrivals, events and transfers
  3. MonThe system · Shifts and tasks re-solved against it
  4. MonA person · Managers approve the new week
  5. Every dayThe outcome · Every hour recorded to Greece’s Digital Work Card standard

On Monday the bookings describe a heavier Saturday than the rota does: a wedding and a full house. A demand curve is built from arrivals, events and transfers, the week’s shifts and tasks are re-solved against it, and the managers approve the new rota that morning. Every hour then worked is recorded to the standard Greece’s Digital Work Card requires, so an inspection is answered with one query rather than a week of reconstruction.

09/ 09FLOORPLAN

Property Capture & Digital Twin

A property is sold on photographs and run on old drawings, and neither shows how its spaces actually fit together.

What it does

A capture service that turns one walk through the property with a phone into a floor plan, a dollhouse and a 3D walkthrough. The photos are stitched into the spaces, a person reviews the proposed plan and sets one measured dimension to scale it, and the result is published to the listing and kept on the property dashboard, where refits and the operational systems use it.

Capabilities

  • Captured with a phone in one slow walk through every room
  • Photos stitched into a floor plan, a dollhouse and a 3D walkthrough
  • Reviewed by a person and scaled from one measured dimension
  • Published to the listing and kept on the property dashboard

In use

A manager holding a phone walks through a doll's-house cutaway of a villa as blue threads rise to small glowing AI agents, and a gold line carries their result to a matching floor plan.

In practice

  1. 09:00A person · The manager walks every room once with a phone, following the capture guide
  2. 09:40The system · Photos stitched into the spaces; a floor plan proposed, with the evidence for each room
  3. 10:10A person · The manager corrects a doorway and sets one measured width to scale the plan
  4. 11:00The system · Dollhouse and walkthrough built; plan, 3D model and listing view published
  5. Same dayThe outcome · Guests explore the villa before they book; the team plans on the same model

A villa joins the portfolio on Monday. At 09:00 the manager walks every room once with a phone, following the capture guide: good light, a slow loop, every doorway connected. The photos are stitched into the spaces and a floor plan is proposed, with the evidence for each room. The manager checks it, corrects a doorway and sets one measured width, which scales the whole plan. By 11:00 the dollhouse and the walkthrough are built, and the plan, the 3D model and the listing view are published to the property’s dashboard. Guests explore the villa before they book, and the refit and housekeeping teams work from the same model.
